- Direct-Booking Website Build: Design and deployment of a custom, standalone website equipped with a direct booking engine to bypass platform fees.
- The Automation Engine: Full integration of the central channel manager. Prevents double-bookings, handles all automated guest messaging, and dispatches cleaners automatically.
- Revenue & Access Infrastructure: Integration of dynamic pricing algorithms. Setup of Smart Lock API integrations for auto-generating guest PIN codes.

Part 2: Ongoing Digital Co-Hosting
Continuous management of all digital operations, optimization, and guest relations.
- Guest Communication: Handling all pre-, during-, and post-stay messaging that falls outside the automated triggers.
- Revenue Optimization: Weekly manual adjustments to the algorithm to ensure maximum occupancy and premium nightly rates.
- Dispute Management: Writing guest reviews and handling platform disputes or AirCover claims.
- System Maintenance: Ensuring all APIs, smart locks, and cleaner dispatches remain perfectly synced.
Monthly Management Fee
15% of Gross Revenue
Appendix: Hardware & Software Subscriptions
Direct vendor costs paid by the client to operate the system. Separate from setup/management fees.

- Software (Monthly): Channel Manager + Dynamic Pricing Algorithm (Approx. £45/month)
- Hosting (Annual): Custom Website Domain (Approx. £15/year)
- Asset Protection (Optional): Privacy-safe noise monitoring sensor (£100 hardware + £15/month)
Terms & Next Steps
A 50% deposit (£1,000) is required to commence the digital infrastructure and website build. The remaining balance is due upon completion of automated systems and active listings.
